Manifesto

Loans are not just numbers.
They are processes that weigh on family decisions: buying a home, getting breathing room from several loans, dividing a property after an inheritance or a divorce, or wondering if you're paying more than you should.

Most people speak only with the bank where they already hold an account. And naturally, that bank offers only its own terms. There’s no one on the other side of the counter comparing options on your behalf.

That's where my work comes in: I compare proposals from several banks, explain what each option means in practice, and support you until the final decision, with clear information and no technical language.

Review your mortgage

Already have a mortgage? I check your current spread and tell you whether renegotiating or moving bank is worth it.

03 · Consolidation

Merge it all into one instalment

Several loans active? I bring them into a single lower instalment, over a longer term, with less monthly pressure.

04 · Personal

A concrete project

Home renovations, an unforeseen expense, a project. I compare rates across institutions for the amount and term you need.

Personal loan →
Comparison

One bank only.
Or someone who compares for you.

The difference is not only the monthly instalment. It is the time, the paperwork and the proposal that never reached you because no one went to fetch it.

Scenario A

Going alone to
your usual bank

  • A single proposal, from the bank where you already are a client.
  • Standard terms, without clear margin for negotiation.
  • Paperwork managed by yourself: documents, valuation, deadlines.
  • Comparison with other banks left to the customer.
  • If credit is rejected, you start from scratch elsewhere.
  • No second opinion on the final terms.
Scenario B

Comparative analysis
with Pedro Fernandes

  • I ask several partner banks for proposals in parallel.
  • I negotiate the spread and the fees.
  • I collect and submit the paperwork with you.
  • I show instalment, APR and term side by side.
  • If one bank rejects, the other processes remain active.
  • I explain everything before you sign, with no surprises.

Real cases

Three families.
What changed in each instalment.

I went to three banks alone, each told me something different. With Pedro, I had three proposals compared on the same sheet, in two weeks.

Marta & Rui, FafeFirst home purchase · June 2026

I had four loans simultaneously. Total monthly repayment dropped nearly €200. Today I sleep at night.

Anonymous client, GuimarãesConsolidation · April 2026

I was paying a 1.8% spread on a 2019 loan. I moved banks and dropped to 0.95%. With no stress and no technical jargon.

Frequently asked

Before you start,
the most common questions.

What is a credit intermediary?

A professional registered with the Bank of Portugal who compares proposals from several banks on behalf of the person taking the credit, instead of leaving them to negotiate alone with a single counter. That is what I do: I handle the analysis, the comparison and the follow-up through to completion.

Does using a credit intermediary cost me anything?

In my case the service is no direct cost to you. The exact remuneration and the legal framework that applies are set out on the About page and in the footer of this site, as the Bank of Portugal requires.

What is the difference between a tied and a non-tied credit intermediary?

I am a tied credit intermediary, which means I work with a defined set of partner banks. A non-tied intermediary has no such tie. Only non-tied intermediaries may legally use the word “independent”. This information is always stated plainly on the About page and in the footer, as the law requires.

How do I know this service is trustworthy?

Every credit intermediary has to be registered with the Bank of Portugal, with a public registration number you can verify at bportugal.pt. Mine is number 0007396, and it is in the footer of every page on this site.

How long does the whole process take?

It depends on the type of credit. A consolidation can be pre-approved within days; a new mortgage, from simulation to deed, typically takes a few weeks to a couple of months, depending on the property valuation and how quickly the banks answer.

Do you work with clients across the north of Portugal?

Yes. The office is in Fafe, but I work regularly with clients from Guimarães, Braga, Póvoa de Lanhoso, Cabeceiras de Basto, Famalicão and the wider metropolitan area. Video calls are available for a first conversation.

What happens if a bank turns my application down?

Because I submit to several banks in parallel, one refusal does not stop everything. We carry on with the institutions that accept and reassess the terms. If all of them refuse, I explain why and what can be done to improve the credit profile for next time.

I work abroad. Can I still buy a home in Portugal?

Yes. It is one of the cases I handle most. Banks accept income declared outside Portugal, but each one asks for different proof and some finance a lower share of the property value. The country, the type of contract and how long you have been employed all count. I run the process remotely, by video call and with documents by email, and you only need to be here for the deed. Having a Portuguese tax number and a tax representative already in place moves things along.

The property comes from an inheritance or a divorce. Does that change anything?

It does. That is where most applications stall. An unfinished estate, an ex-spouse still on the deed or an heir who is a minor bring documents and deadlines that no simulator accounts for, and that a bank counter rarely flags in advance. I handle these cases regularly: I check first what is missing at the land registry and the tax office, I say straight away what has to be settled before anything moves, and I work alongside your solicitor when that is needed. It is always worth talking before you sign the promissory contract.
