Four calculators built on the same criteria I apply in my own analysis. They give you a solid first reading of the figures. After that, if you want, we go through the numbers together.
Work out the monthly instalment on your mortgage and see how much interest you will pay by the end of the contract.
When granting credit the bank does not look only at the instalment. It also weighs the debt service-to-income ratio (DSTI), which as a rule should not exceed 45%. This calculator does not work that out, because it does not ask for your income or your other loans. Answer within 24 h, no obligation.
Work out how much of your income is already committed to credit and compare it with the limit recommended by the Bank of Portugal (45%, since 2026).
Indicative valuesThis calculator does not replace the sensitivity assessment carried out by the lender. The bank also looks at job stability, credit history and other factors. Indicative values. They do not constitute binding advice.
Under Macroprudential Recommendation no. 1/2026 of the Bank of Portugal, in force since 1 August 2026, the DSTI ratio should as a rule not exceed 45%, with limited exceptions allowed. The ratings are those of the Pedro Fernandes calculator, not of the Bank of Portugal. The result is indicative only and does not replace the sensitivity assessment carried out by a lender.
Compare your mortgage with what is available today on the instalment, the insurance and the interest to the end, with the cost of moving already deducted.

An indicative simulation. The final offer depends on the lender. The APR and the total cost of both offers should be compared before the final decision.
On comparable transfers, the typical saving fell between 60 € and 150 € a month.
The classic model calculates. Pedro's reading interprets, drawing on a history of cases. In the real process the analysis is validated in person, with every document on the table.
Work out your net salary in 2026, with income tax and social security already deducted.
Indicative values. They do not constitute binding advice.
Withholding tables for 2026 (Order no. 352-A/2024, projected). Withholding is only a payment on account. The final income tax depends on the annual return.
The calculators are free. They collect no personal data and keep no history. Use them whenever you need. I only learn anything about you if you contact me.
They are a reference, not an offer. The calculator uses the French method, with a constant instalment, and applies the monthly average Euribor published by the ECB. The final figure depends on each bank’s spread, the insurance, the arrangement fees and the property valuation. To get the real figure your case has to go in front of the banks, and that is what I do for you.
